Real Estate Development
At Campolo, Middleton & McCormick, LLP, we take pride in the diversity of real estate matters in which we serve our clients. We represent a vast array of developers and investors, providing full service legal representation from inception of their business plan until the final Certificate of Occupancy is obtained. During this hands-on process, we assist with negotiating the purchase, sale, construction, financing, obtaining the appropriate zoning and other regulatory approvals, and having the necessary agreements in place with the lenders, general contractor, construction manager, subcontractors and leases with tenants.
Sale and Acquisitions
We have significant experience in representing our clients' interests in a variety of real estate transactions from the initial contract through closing.
The firm regularly handles leasing matters for our clients, which include both lessors and lessees. We prepare and negotiate a broad range of commercial leases for both large and small companies, and work with local economic development agencies to help our clients obtain incentives.
Land Use & Zoning
The firm represents clients regularly on variances, special use permits, SEQRA applications, Environmental Impact Studies, Spot-Zoning, and Article 78 matters. We also represent condominium and co-op boards and handle a host of environmental issues, including representation in NYSDEC or USEPA enforcement actions. The firm also has experience litigating environmental matters including CERCLA, Navigation Law (Oil Spill), PMPA, and SEQRA.
We provide a full range of legal services to commercial and residential landlords and tenants (public and private) in areas such as leasing and subleasing, regulatory compliance, insurance coverage and environmental matters. We handle matters relating to nonpayment of rent, rent collection, lease violations, security deposits, habitability issues, repairs and maintenance, common area maintenance and other charges, nuisance and lease options and renewals.
